There is more than one side to this story!!
As this Pandemic drags on and more and more Americans begin to feel the effects of this Pandemic I can't help but wonder what next? As a real estate broker and property manager these times have presented me with some unique challenges. None more so then trying to strike a balance between compassion and understanding for our tenants as well as compassion and understanding for our owners.
Compassion and understanding for owners? Yes! They like the tenants they are housing are struggling, they are having trouble meeting their monthly financial obligations. So as I hear all of these conversations about eviction moratoriums and canceling rent etc...I am left wondering what about the property owner? What about them makes them expendable? What about them makes what they are going through any less important than the tenants they are housing? What makes a person think that simply because you don't have the money to pay rent that the property owner should be forced to keep that tenant in the property not receiving any income for this property while also paying the expenses for that property? Its not as though the tenant is going to take over paying for the maintenance, paying the taxes and the mortgage on the property. On the contrary, the tenants are still going to expect that the bills be paid for the property and that the owner continue to pay for repairs etc...all while they are living there rent free.
I hardly see how that is an equitable situation, yet there are people out there right now campaigning for rent cancellation or extending the eviction moratoriums with no mention of or consideration of the property owners. Now of course they say that they are considering the property owners but thats all smoke and mirrors. There is no way they are considering the property owners and still campaigning for rent cancellation and eviction moratoriums. Now I have heard those that say there landlords are still pursuing them for rent or harassing them etc and my response to that is for every bad landlord there is a bad tenant who is using this time to skip out on paying rent while being financially able to do so.
It's not a perfect system that's for sure but to skew the system to the advantage of one side versus the other is just plain wrong. Now I wonder what position these same people would be taking if they were the property owners instead of a tenant. I suspect their argument would be vastly different which makes clear that their argument is a self serving one and not one rooted in what is the best for all involved. If that type of an argument or solutions were being proposed they would have my full support but currently thats far from the case.
And because I understand the larger implications of the decisions that are made concerning this situation I am watching this with great concern and praying that those in position to make these decisions are not considering what benefits them politically but what is truly best for all involved.
